Yet, even in a place as beloved as this, life chapters change and so do priorities.

Why People Move On

Over the past year, I’ve worked with a range of Playa Vista sellers whose reasons for moving reflect both personal transitions and broader trends across Los Angeles.

· Portfolio Rebalancing: The largest number of sellers I have worked with recently have been owners liquidating rental properties to diversify investments or capitalize on years of appreciation. · Lifestyle and Political Factors: A growing number of homeowners are leaving Los Angeles, and even California, for lower-tax, lower-density, less restrictive regions with lifestyle or political values that align with their own. My clients have moved to places including Tennessee, Florida, and Colorado to experience more space with a lower cost of living, more perceived safety, or for political/social reasons. Dissatisfaction with COVID-19 pandemic restrictions in Los Angeles, as well as the rise of remote work were a large catalyst for this from 2020-22, but now cost of living/safety are now the main drivers of these moves.

· Next-Generation Moves: Several clients originally purchased Playa Vista condos or townhomes for their college-aged or young-professional children to live in. Once those kids relocated for new careers or started families elsewhere, the parents did not have the appetite to be landlords for non-family members and decided to sell.

· Senior Transitions: Empty nesters often downsize to single-level condos within Playa Vista or nearby communities, while others relocate to senior living settings that provide healthcare and other services. For those who remain, Playa Vista is an ideal place for upscale, independent adult living. Its walkability and access to nearby medical facilities and travel hubs makes it a great place for a retiree to downsize when they don’t want to deal with the responsibilities of owning a home with more land or upkeep, which many did when they were raising their families.

Leveraging Equity for the Next Stage of Life

Because property values in 90094 have remained resilient, even modest appreciation can translate into significant opportunity. Many homeowners use their gains to:

· Fund new or second home purchases.

· Execute 1031 exchanges into better income-producing properties.

· Seniors may relocate and keep their previous tax basis by utilizing Proposition 19.

· Reinvest into retirement planning or college savings.

There are other reasons people sell in Playa Vista such as up-sizing within the community, job relocations, or divorce. Surprisingly, job relocations out of the area have been less of a driver of markets lately, at least for my clients. What’s consistent is that Playa Vista serves as a launchpad community – a place where people build equity and form friendships and professional networks before transitioning into the next stage of life, whether it is here or elsewhere.
