The early part of 2025 has seen economic and political turbulence as well as a local natural disaster. These events and the resulting slower pace of sales may discourage some homeowners from listing, but here’s the twist: it could create a golden opportunity for sellers this summer.

It might be surprising to learn that in Summer 2024, we saw 49 sales, compared to just 33 in spring, but with a shorter average DOM of 27 days and a median of 17 – far quicker than spring.

And since Playa Vista attracts a lot of buyers relocating within the Westside, timing matters. They want to be settled now, not window-shopping six months ahead. Fewer browsers. More closers.

But as the Fed signals fewer cuts than expected, and with future inflation expectations higher due to potential tariffs, as well as the related bond market volatility, more buyers are shifting mindset from “wait and see” to “lock in now before it climbs again.”

This change creates urgency, especially among those who’ve been watching the market for months. The pool may be smaller, but it’s hungrier.

  • Stage for sunshine: Open those windows, add greenery, and set up outdoor furniture. Let buyers feel the season.

  • Be ready to move fast: If priced right, your listing may move in weeks, not months.
